★ ★ ★ ★ ★ Horrível!!! A vistoria final é uma vergonha, cobram coisas que já estavam presentes no momento da locação, na vistoria de entrada eles não relatam nem um terço dos danos presentes no apartamento!! Ainda bem que me livrei. Fujam!!
 Horrible!!! The final inspection is a shame, they charge for things that were already present at the time of rental, at the entrance inspection they don't report even a third of the damage present in the apartment!! Glad I got away. run away!!

Charge your soul after the contract ends. They will make you pay for something that was already damaged or lost in the property. Be careful with all the details in the inspection.

★ ★ ★ ★ ★ Tive uma péssima experiência com a Betha ao alugar minha casa na Mata da Praia com eles.
Não moro em Vitória e contava com o profissionalismo deles para que a minha casa (de alto padrão) fosse bem cuidada. Pois bem, na devolução das chaves encontro a casa completamente destruída. A porta do meu quarto tinha um buraco do tamanho de uma bola de futebol, a "parede" de vidro frontal da casa toda arranhada pelos dois cachorros de grande porte da ex inquilina, além de vários outros problemas.
O desgaste e pouco caso da empresa foi tamanho que optei por arcar com os custos para não deixar a casa parada. Em uma das conversas com a imobiliária, ameacei entrar na justiça contra eles e a antiga inquilina, e eles responderam "Pode entrar, temos um time jurídico, boa sorte". Um absurdo.
Recomendo fortemente ficarem longe deles.
I had a bad experience with Betha when renting my house in Mata da Praia with them.
I don't live in Vitória and I counted on their professionalism so that my house (of a high standard) was well taken care of. Well, when I returned the keys, I found the house completely destroyed. My bedroom door had a hole the size of a football, the front glass "wall" of the house was all scratched by the former tenant's two large dogs, in addition to several other problems.
The wear and tear of the company was such that I chose to bear the costs so as not to let the house stand still. In one of the conversations with the real estate company, I threatened to go to court against them and the former tenant, and they replied "You can go in, we have a legal team, good luck". An absurdity.
I strongly recommend staying away from them.

Apesar de ter visto a baixa pontuação insisti em alugar um imóvel com eles. Que arrependimento. Ao chegar no apto. havia uma bancada de granito de 1x0,40 com recorte para Cooktop que impedia a colocação de um fogão convencional no lugar. Por não saber com que tipo de empresa estava lidando, eu entrei em contato com a gestora do contrato e pedi autorização p remoção da bancada e no dia seguinte ela me retornou dizendo que o proprietário do imóvel havia concordado com a remoção da peça, pois em razão da saída de gás, não havia outro lugar para colocar meu fogão. Atento p o fato de que a bancada da pia era velha e gasta e a bancada lateral do Cooktop era nova, provavelmente colocada como anexo, pelo inquilino anterior. A bancada p Cooktop não fazia parte da cozinha, porque o prédio é muito antigo e naquela época nem havia Cooktop. Ingenuamente, eu não fiz constar essa autorização no contrato. Tudo foi feito por mensagem no WhatsApp que após dois anos e a perda do meu aparelho celular, a conversa com a gestora, autorizando a remoção, não existe mais. Conclusão: a Betha Espaço através de uma funcionária que mais parece um robô eletrônico, está me cobrando pela bancada, se limitando a enviar um boleto para eu pagar a recolocação da bancada, cujo proprietário do imóvel havia concordado com a remoção. Cuidado com a pressa para alugar um imóvel. Vc pode cair no mesmo golpe que eu caí! Qualquer alteração no contrato, peçam um aditivo registrado em cartório.

Despite having seen the low score, I insisted on renting a property with them. What regret. Upon arriving at the apt. there was a 1x0.40 granite countertop with a cutout for a Cooktop that prevented the placement of a conventional stove in place. As I did not know what type of company I was dealing with, I contacted the contract manager and asked for authorization to remove the bench and the next day she returned to me saying that the property owner had agreed to remove the piece, because in reason of the gas outlet, there was no other place to put my stove. Mindful of the fact that the sink countertop was old and worn and the Cooktop side countertop was new, probably added as an annex by the previous tenant. The worktop for the Cooktop was not part of the kitchen, because the building is very old and at that time there was not even a Cooktop. Naively, I did not include this authorization in the contract. Everything was done by message on WhatsApp that after two years and the loss of my cell phone, the conversation with the manager, authorizing the removal, no longer exists. Conclusion: Betha Espaço, through an employee who looks more like an electronic robot, is charging me for the bench, limiting herself to sending me a ticket for me to pay for the replacement of the bench, whose property owner had agreed to the removal. Beware of rushing to rent a property. You can fall in the same blow I fell! Any change in the contract, ask for an amendment registered at a notary's office.

entramos no apartamento já com defeitos, pia da cozinha entupida, porta do guarda roupa embutido emperrada, sem contar alguns outros detalhes que consertamos por conta própria. desde a primeira semana morando no local estamos entrando em contato com eles, por mensagens, ligações, e-mail e até pessoalmente, pata a resolução desses problemas e até hoje, já vai fazer um mês que estamos morando aqui, nada!
a princípio eles estavam respondendo as mensagens, mas dando desculpas e nos enrolando, falavam que providenciariam a solução na mesma semana e até hoje não houve nenhum suporte, continuei mandando mensagens e a partir daí eles começaram a me ignorar. não respondem mais nenhuma mensagem minha e não resolvem o problema.
pior atendimento ao cliente que eu já vi. vergonhoso e absurdo.

we entered the apartment already with defects, the kitchen sink clogged, the door of the built-in wardrobe stuck, not to mention some other details that we fixed on our own. since the first week of living there, we have been in contact with them, by messages, calls, email and even personally, to solve these problems and until today, we have been living here for a month, nothing!
at first they were responding to messages, but apologizing and fooling us, they said they would provide the solution in the same week and until today there was no support, I kept sending messages and from then on they started ignoring me. They don't answer any more messages from me and they don't solve the problem.
worst customer service I have ever seen. shameful and absurd.

★ ★ ★ ★ ★ Já tive duas experiências de alugar imóvel com a Betha. A primeira foi em 2016 e a segunda em 2020. Foram experiências completamente diferentes. A Betha que conheci, em 2016, tinha ética e respeito ao cliente. Agora eles não tem mais ética. Se vc não ficar atento a todos os detalhes será lesado. No encerramento do contrato mais recente tentaram tirar meu dinheiro de várias formas. Disseram que o ventilador do locador foi danificado e cobraram um novo, mas quando falei que queria ficar com o aparelho antigo voltaram atrás na cobrança. Enrolaram meses pra devolver meu dinheiro do título de capitalização e tentaram ficar com quase mil reais pra eles. Percebi o golpe e reclamei, daí rapidinho devolveram o dinheiro integral, só que sem a correção inflacionaria do período. Se fazem de santos e competentes mas tentarão te enganar o tempo todo. Minha recomendação para os interessados em alugar imóvel com a betha é: fiquem atentos o tempo todo e, se for possível, evitem essa empresa.
I've had two experiences of renting a property with Betha. The first was in 2016 and the second in 2020. They were completely different experiences. The Betha I met in 2016 had ethics and respect for the customer. Now they have no more ethics. If you don't pay attention to all the details you will be harmed. At the end of the most recent contract they tried to take my money in various ways. They said that the lessor's fan was damaged and they charged for a new one, but when I said I wanted to keep the old device, they reversed the charge. They took months to return my money from the capitalization bond and they tried to keep almost a thousand reais for them. I realized the scam and complained, then they quickly returned the full money, but without the inflationary correction for the period. They pretend to be saints and competent but they will try to deceive you all the time. My recommendation for those interested in renting a property with betha is: be aware at all times and, if possible, avoid this company.
