★ ★ ★ ★ ★ Existe uma clara diferenciação entre quem é proprietário do seu apartamento, e quem é locatário. Os proprietários podem desrespeitar as regras do condomínio sem problema nenhum, mas quando um locatário faz isso é um grande problema.
A maior parte dos moradores são velhos, o que torna as coisas piores para quem não é aposentado e não pode ficar o dia inteiro em casa. Tivemos episódios de agendamento de serviços nos apartamentos em horário inviável para os moradores que trabalham. É comum avisos em cima da hora. Também não existe a boa prática de mandar avisos para todos os apartamentos, só se enviam avisos gerais que podem passar despercebidos.
A síndica antiga nunca me deu problemas, mas a atual é bastante desrespeitosa e claramente trata mal os locatários, como comentei acima.
A frente do condomínio é um caos, porque é a área de carga do Sumerbol. Ter um mercado na frente de casa é legal, mas o mercado é muito pior que o Pague Menos, que é bem próximo. Colocar ou tirar o carro da garagem em horário comercial é uma aventura todo dia, porque tem caminhões e furgões por toda a rua, inclusive na frente das garagens. É comum ter que pedir para alguém mover o caminhão para você sair com seu carro. E os funcionários do mercado são desrespeitosos com os moradores. Fazem cara feia por você pedir licença para tirar ou colocar o seu carro, inclusive com episódio de discussão verbal por causa disso.
A limpeza do condomínio é boa e não tenho problemas com pagamento, pois meu pagamento do condomínio é feito direto com a imobiliária, não preciso ter que lidar diretamente com a síndica.
Não recomendo a locação e ESPECIALMENTE a compra de apartamentos no Edifício Valquíria.
There is a clear differentiation between who owns your apartment, and who is a renter. Homeowners can disrespect the rules of the condo without any problem, but when a renter does this is a big problem.
Most of the residents are old, which makes things worse for those who are not retired and can not stay at home all day. We had episodes of scheduling of services in the apartments at unworkable hours for the working residents. It is common to be warned about the time. There is also no good practice of sending notices to all apartments, only if general warnings are sent that may go unnoticed.
The old syndic never gave me problems, but the current one is quite disrespectful and clearly treats the renters badly, as I mentioned above.
The front of the condo is chaos, because it is the cargo area of Sumerbol. Having a market in front of the house is cool, but the market is much worse than Pay Less, which is very close. Putting or taking the car out of the garage during business hours is an adventure every day, because there are trucks and vans all over the street, including in front of the garages. It is common to have to ask someone to move the truck for you to go out with your car. And the market's employees are disrespectful to the locals. They look ugly for you to ask for a license to take or place your car, even with an episode of verbal discussion because of it.
The cleaning of the condominium is good and I have no problems with payment, because my payment of the condominium is done directly with the real estate, I do not need to have to deal directly with the syndicate.
I do not recommend the rental and ESPECIALLY the purchase of apartments in Edificio Valquíria.
