★ ★ ★ ★ ★ O lugar é uma cabeça de ?!! Em plena orla de Botafogo! É velho! Os andares são feios! E no banheiro tem um fedor de esgoto desgraçado! É pequeno desconfortável! Quente! Está passando por reformas o predio + acho que é só pra melhorar a fachada! Não vi nada que se já estrutural! Só vale pela localização! Localização! E só! Na boa ficar aí, só um final de semana!

★ ★ ★ ★ ★ Pra começar Rajah é coisa do passado, prédio está excelente portaria 24h com câmeras , o prédio foi totalmente reformado do piso ao teto, e todos os antigos moradores do Rajah nem existem mais, todo mundo dispejado, quem não pagar condomínio é rua..Administração é rigorosa, existem blocos o melhor é o bloco C, digamos que são os ricos do prédio. Tomei um susto com o tamanho da reforma que foi feita, mais de uns dois milhões de reais fácil eles gastaram.. Outro prédio outra cara, gente educada e com certeza prédio ficará altamente valorizado por ter essa localização privilegiada .

★ ★ ★ ★ ★ A entrada, esta em obras, prédio precisa de uma recuperação Urgente nas fachadas, síndico ausente. Funcionários da Administração, fazem o que pode para atender os visitantes e moradores, mas complica muitas coisas que poderiam ser facilitada para o atendimento dos Condôminos. Precisa melhorar em muitas outras coisas, assim espero. E tenho dito.

★ ★ ★ ★ ★ O amigo aqui em baixo se referiu a ele como "o pior prédio". Não está de tudo errado. Má administração, regras estranhas, comportamento paternalista da administração, você tem que pedir permissão pra subir com QUALQUER COISA pra sua casa, fora o fato de não ter interfone, quase qualquer pessoa poder entrar e ter baratas de pelo menos 3 espécies esperando uma oportunidade pra se alojar nas suas coisas.
Mas, assim, a localização é incontestavelmente boa. De todas as formas. Perto de tudo, transporte para qualquer lugar, tem aquela tranquilidade da ZS e praia de vista. Então, cabe a cada um pesar. Eu gostava muito de lá, mesmo com todos esses pontos. Realmente me valeu a pena.
The friend down here referred to it as "the worst building". It is not all wrong. Poor management, strange rules, paternalistic behavior by the administration, you have to ask permission to come with ANYTHING to your home, apart from the fact that there is no intercom, almost anyone can enter and have cockroaches of at least 3 species waiting for an opportunity to to stay in your stuff.
But the location is undoubtedly good. Anyway. Close to everything, transportation to anywhere, has that tranquility of the ZS and beach view. So, it is up to each one to weigh. I really liked it there, even with all these points. It was really worth it.

★ ★ ★ ★ ★ comparativamente, um dos piores prédios para se morar no bairro. ele infelizmente tem um aspecto meio sujo e largado. a administração não é das melhores, mas os funcionários da portaria são muito gente fina.

★ ★ ★ ★ ★ O condomínio melhorou muito em vista do que era há anos atrás. Fizeram obras, deram outro visual para a parte da entrada. Nem ratos eu vi mais nas últimas vezes que estive lá.
Localização ótima e local seguro!!!
Pontos negativos: O pior de todos: Falta água sempre!!!
Não tem bicicletário e nem interfones . Pra entrar com qualquer coisa que não seja sacola de Mercado ou lojas tem que pegar autorização na administração, e ainda tem um senhor na portaria que pergunta detalhes do q que vc tá trazendo.
Precisei entrar com um simples fogão 2 bocas velho q comprei usado, inclusive eu trouxe de metrô e estava dentro de sacos cinza de lixo e ele perguntou meu esposo se era fogão industrial, foi super invasivo, inconveniente. Pena q não vi qdo ele perguntou se não eu teria aberto as sacolas pra ele ver o fogão.
Pontos positivos: No bloco C tem conjugados com vista para o Cristo Redentor . A localização é excelente. Prédio tem câmeras. A entrada de pessoas estranhas somente com identificação e isso é bom tbm. Os funcionários da limpeza são super educados e prestativos!
Enfim, em vista do que era antigamente melhorou muito.
The condo has greatly improved from what it was years ago. They did works, gave another look to the entrance part. Not even rats I saw any more the last times I was there.

Negative points: Worst of all: There is always no water!!!
There are no bike racks or intercoms. To enter with anything that is not a market bag or stores, you have to get authorization from the administration, and there's still a gentleman at the concierge who asks details of what you're bringing.
I had to go in with a simple old 2 burner stove that I bought used, I even brought it by subway and it was inside gray garbage bags and he asked my husband if it was an industrial stove, it was super invasive, inconvenient. Too bad I didn't see it when he asked if I would have opened the bags for him to see the stove.
Positives: In block C, there are studios overlooking Christ the Redeemer. The location is excellent. Building has cameras. The entry of strangers only with identification and that's good too. The cleaning staff are super polite and helpful!
Anyway, in view of what it used to be, it has improved a lot.

★ ★ ★ ★ ★ Pra quem não sabe, esse prédio abriga uma gangue de moradores, conhecida como rajah, q usualmente arruma briga e bate em transeuntes do bairro. Essa história já dura décadas.. Semana passada, em março de 2022, um amigo meu foi espancado em Botafogo por pessoas q se identificaram como dessa gangue.. Fica o aviso!

★ ★ ★ ★ ★ Para começar a fachada do prédio não é mais esta pois a mesma foi modernizada faz pouco tempo, os corredores de acesso aos elevadores também foram melhorados e o prédio está sendo pintado.
Há muito trabalho pela frente, mas está avançado apesar da crise.
Logicamente um prédio com inúmeras habitações tem seus problemas todavia tem havido progresso.
Há um ponto de ônibus em frente ao prédio e outros próximos, bem como, está bem localizado e com diversos estabelecimentos comerciais, educacionais, etc. Recentemente inaugurou-se um supermercado a poucos metros da entrada principal valorizando ainda mais a sua ótima localização.
