★ ★ ★ ★ ★ Péssimo atendimento, mentem para você quando entra na casa, e quando for sair vai ser vão pedir coisas que nem está no contrato. A casa que aluguei está no contrato rosa e a vistoriadora pediu salmão pq ela acha que se parece salmão, reclamamos muito que a casa é cheia de infiltração e agora eles querem o teto pintado perfeitamente. Fazem tudo para tirar vantagem do inquilino, cuidado com eles!

★ ★ ★ ★ ★ Falta responsabilidade por parte da imobiliária em relação aos contratos que formaliza, inclusive, no tocante à responsabilidade com direitos de vizinhança. Sou vizinha de um imóvel que eles alugaram para estudantes da faculdade de Medicina da Barão de Mauá, num bairro estritamente residencial. Contudo, apesar dos meus alertas, do B.O feito, das várias reclamações com o proprietário (com fotos e vídeos) e com a própria imobiliária, nada, absolutamente nada, foi feito em relação à perturbação do silêncio. Eles, simplesmente, alugaram a casa para estudantes que, continuamente, fazem festas, gritarias e som alto na casa. Detalhe, fazem isso em qualquer horário, dia de semana. Começam festas 1h, 4:30h, 6h, da manhã. A situação é insuportável e ninguém faz nada! Revoltante!

They simply rented the house to students who continually have parties, shouting and loud music in the house. Detail, they do this at any time, day of the week. Parties start at 1 am, 4:30 am, 6 am, in the morning. The situation is unbearable and nobody does anything! Revolting!

★ ★ ★ ★ ★ São bons até assinar o contrato. Não respondem, não orientam e ainda fingem que estão te fazendo um favor enquanto te enrolam. Mas na hora de emitir o boleto, a agilidade aparace.

★ ★ ★ ★ ★ Se você tiver imóvel para locação não deixe nessa imobiliária, falta de profissionalismo a pessoa do financeiro e jurídico se acha dono do mundo, arrogante, não atende e nem responde mensagens e se for lá te trata mal. E cobram mais que outras imobiliárias no começo 100% do primeiro aluguel, serviços de manutenção caros, e ainda fazem erros no imposto de renda.

★ ★ ★ ★ ★ Foram muito burocráticos na entrega do imóvel, e também cobraram preços abusivos de pequenos reparos. Me cobraram R$ 220,00 para trocar o sifão embaixo do tanque + papeleira de papel higiênico. E pasmem, o material era plástico... e não ouro!

No início de novembro/2021 entraram em contato comigo e disseram que tinham um interessado em locar meu imóvel.
Em 09/11/2021, me disseram que a locação estava fechada e me enviaram por e-mail contrato e procuração para assinatura, os quais foram assinados em 11/11/2021. Acreditei, então que estava tudo certo e que, considerando que o primeiro mês da locação seria da imobiliária, receberia a primeira em janeiro/2022.
No dia 02/12/2021 recebi o boleto do condomínio. Entrei em contato via whatsapp questionando se eu deveria pagar ou se o inquilino já pagaria. A funcionária que fez a locação me disse pra falar com o financeiro. Assim eu fiz e apesar de o financeiro ter recebido e lido minha mensagem, não houve resposta. Em 08/12/2021, questionei novamente o financeiro, mais uma vez sem resposta. Em 15/12/2021 recebi e-mail da administradora do condomínio informando o atraso no pagamento do boleto. Enviei nova mensagem à imobiliária e nada. Paguei o boleto com juros e multa.
No mês seguinte (janeiro/2022), recebi novamente o boleto do condomínio e constatei que nenhum valor me foi repassado pela imobiliária. Como estava viajando, paguei o boleto.
Ao longo de todo este tempo, dispensei vários interessados no apartamento, acreditando que ele estava locado.
Retornei da viagem e, no dia 25/01/2022, após ser procurada por um interessado no imóvel, entrei em contato com a imobiliária. A primeira vez que liguei, a pessoa que me atendeu confirmou que o imóvel não estava locado, mas que não sabia dar informação, que não era ela quem tinha feito a locação e que a responsável estava em horário de almoço. Deixei recado e pedi para me retornar quando ela voltasse. Claro que não retornaram. Eu liguei novamente, a funcionária, então, me disse que a interessada não tinha comparecido para assinar os documentos e que a locação não tinha sido finalizada, MAS NUNCA ME AVISARAM SOBRE ISSO. A funcionária simplesmente disse que não era culpa dela, porque ela tinha saído de férias e nem desculpas pediu.
Em seguida, liguei no edifício e o porteiro me informou que as chaves não estavam na portaria. A Gold retirou (elas sempre ficaram lá, só autorizei a retirada pela Gold porque o imóvel supostamente tinha sido locado) e não devolveu.
Como disse, tinha uma visita para aquele dia. Liguei novamente na imobiliária, eram 15h19, pedi a chave fosse devolvida naquele dia mesmo e me disseram que era impossível, porque o motoboy já tinha saído e não tinha ninguém para levar. Transferiram a ligação para 5 pessoas, todos grosseiros e ninguém resolveu meu problema.
ENFIM, FICA AQUI O MEU ALERTA. SE FOR FECHAR ALGO COM ESSA IMOBILIÁRIA, TOME CUIDADO. FALTA PROFISSIONALISMO.

In early November / 2021 contacted me and said they were interested in leasing my property.
On 11/09/2021, they told me that the location was closed and sent me by email and contract attorney for signature, which were signed on 11.11.2021. I thought then it was all right and that, since the first month of the lease of real estate would have received the first in January / 2022.
On 02/12/2021 I received the condo billet. I contacted via whatsapp questioning whether I should pay or if the tenant already pay. The employee who made the lease told me to talk to the financial. So I did and despite the financial have received and read my message, there was no response. On 08/12/2021, again questioned the financial, again without response. On 15/12/2021 I received the condominium administrator of the e-mail informing the delay in payment of the ticket. Sent new message to the real estate and nothing. I paid the ticket with interest and penalties.
The following month (January / 2022), again received the docket condo and found that no value was passed me by real estate. As I was traveling, I paid the ticket.
Throughout this time, I dismissed various stakeholders in the apartment, believing he was leased.
I returned from my trip and, on 25/01/2022, after being approached by an interested in the property, I contacted the property. The first time I called, the person who answered me confirmed that the property was not rented, but did not give information, it was not she who had made the lease and that the charge was on lunch break. I left a message and asked me to return when she came back. Of course not returned. I called back, the clerk then told me that the person concerned had not attended to sign the documents and that the lease had not been finalized, BUT NEVER ME ABOUT IT warned. The clerk simply said it was not her fault, because she had gone on vacation and no excuses asked.
Then I called the building and the concierge informed me that the keys were not in the lobby. The Gold removed (they were always there, only authorized the withdrawal by Gold because the property had allegedly been leased) and not returned.
As I said, I had a visit for that day. I called again in real estate, were 15h19, asked the key was returned that same day and told me it was impossible, because the motorcycle courier had left and had no one to take. They transferred the call to 5 people, all gross and no one solved my problem.
AT LAST, ARE MY ALERT. IF SOMETHING CLOSE TO THIS REAL, BE CAREFUL. LACK OF PROFESSIONALISM.
