â â â â â NĂŁo aconselho ninguĂ©m comprar antes de saber tudo sobre o contrato. NĂŁo Caim na conversa do vendedor (a), fui lesado em nĂŁo ler o contrato antes de assinar e confiei na palavra da vendedora, onde ela me disse que em cada de distrato eu teria 50% do valor total pago.
AlĂ©m do mais, ela fez eu e um amigo assinar o contrato de Ășltima hora dizendo que precisĂĄvamos assinar se nĂŁo irĂamos perde a oportunidade, ainda nos deu 5% de desconto onde nĂŁo foi incluso dentro do contrato e ainda por cima do entregou o documento com as clĂĄusulas depois de 7 meses.
A final, acabei ficando no prejuĂzo, porque ?
Segundo a vendedora o reajuste da parcela era apenas 10 reais no mĂĄximo quando finalizamos as 12 parcelas, e sabe oque aconteceu ? De 275,47 a parcela subiu para 368,87! Isso mesmo 31% de reajuste devido ao IGPM que conta no contrato, sinceramente se a vendedora explicasse tudo direito ou nos desse o contrato antes para ter um tempo de ler nĂŁo sairĂamos lesados.
O pior de tudo isso foi que, em casa de distrato tudo oque vocĂȘ pagou eles nĂŁo devolvem, porque no contrato explica que em caso de desistĂȘncia por parte do contratante vocĂȘ deverĂĄ pagar 10% do valor total prescrito. Ex: se custa 64 mil total serĂĄ descontado 6400 reais fora outro tributos que realmente desconheço.
No meu caso paguei 5500 total e ainda continuo com um saldo negativo de 3.000 R$, serĂĄ que realmente isso Ă© justo ? Cuidado futuros compradores!
I don't advise anyone to buy before they know everything about the contract. Don't fall for the seller's conversation (a), I was wronged by not reading the contract before signing and I trusted the seller's word, where she told me that in each cancellation I would have 50% of the total amount paid.
Furthermore, she made me and a friend sign the contract at the last minute saying that we needed to sign if we wouldn't miss the opportunity, she even gave us a 5% discount where it was not included in the contract and on top of that she delivered the document with the clauses after 7 months.
In the end, I ended up losing, why?
According to the seller, the adjustment of the installment was only 10 reais at the most when we finished the 12 installments, and do you know what happened? From 275.47 the share rose to 368.87! That's right 31% readjustment due to the IGPM that counts in the contract, honestly if the seller explained everything right or gave us the contract beforehand to have some time to read, we wouldn't be harmed.
The worst part of all this was that, in the case of cancellation, everything you paid they do not return, because the contract explains that in case of withdrawal by the contracting party, you must pay 10% of the total amount prescribed. Ex: if it costs a total of 64,000 reais, 6400 reais will be deducted out of other taxes that I really don't know.
In my case I paid 5500 total and I still have a negative balance of 3,000 R$, is this really fair? Beware of future buyers!

â â â â â Ătimo loteamento. Eu gostei muito, mas achei uma pena nĂŁo ter mais terrenos para vender. Para construir do nosso jeito. Falta sĂł o dinheiro para fazer isso.
