Vcs porque no Tatuapé vocês não são bem visto tem um ponto comercial do lado da minha casa com essa que alto título como imobiliária todo dia tem clientes procurando o proprietário para fazer queixas pois eles não estão nem aí se vai alugar ou ?

★ ★ ★ ★ ★ Infelizmente como proprietária tive uma experiência ruim com esta imobiliária ao locar meu imóvel e o problema se deu durante a vistoria de entrega do apto.
Entreguei o apartamento em perfeitas condições conforme a vistoria inicial. Já na devolução das chaves, os inquilinos entregaram o apartamento com uma série de danos e foram reportadas como minha responsabilidade pelo vistoriador, sem que o mesmo tivesse pleno conhecimento dos fatos.
Por exemplo, entregaram um rodapé destruído, o vistoriador logo acusou de infiltração e que eu não poderia cobrá-las por mal uso. Pois bem, meu pedreiro está fazendo o reparo e não encontrou qualquer vazamento, a parede está sequinha, sem indícios de infiltração. Eu entreguei o rodapé em perfeitas condições e não consegui reaver o dinheiro pelo estrago.
O chão tinha uma série de avarias que o vistoriador se negou a colocar no memorial porque informou "que estava sem as fotos". O chão continha pequenos riscos quando entreguei o imóvel mas nada perto do estrago que as inquilinas deixaram.
Entregaram a porta de correr da sacada com o fecho quebrado. Eu já havia pago 500 reais ano passado para elas consertarem, o que não foi feito porque o defeito continuava, e mesmo assim o vistoriador disse que eu não poderia cobrá-las.
O imóvel estava lotado de buracos na parede. Ele já saia ticando tudo da lista como "ok, sem problemas" e só constou no memorial porque eu fiz questão de apontar os defeitos.
Enfim, faltou imparcialidade de forma que na hora da negociação das avarias com a inquilina eu fiquei sem nenhum poder para contestar. Arquei com praticamente todo o prejuízo que elas me deixaram que agora gira na casa dos 6500 reais.
É segunda vez que isso me acontece. Da oura vez os inquilinos entregaram o apto com todas as tomadas danificadas e os soquetes pintados e também foi uma briga para conseguir o conserto disso pq segundo a vistoria "estava tudo ok".
Fiquei tão chateada com a situação que optei não mais alugar meu imóvel.
Gostaria de alertar outros proprietários sobre este grave problema que eu passei.

For example, they delivered a destroyed baseboard, the surveyor soon accused of infiltration and that I could not charge them for misuse. Well, my bricklayer is doing the repair and he didn't find any leaks, the wall is dry, with no signs of infiltration. I delivered the skirting board in perfect condition and could not recover the money for the damage.
The floor had a series of damages that the surveyor refused to put on the memorial because he said "that the photos were missing". The floor had minor scratches when I handed over the property but nothing close to the damage the tenants left.
The sliding balcony door was handed over with a broken lock. I had already paid 500 reais last year for them to be fixed, which was not done because the defect continued, and even so the inspector said that I could not charge them.
The property was riddled with holes in the wall. He was already ticking everything on the list as "ok, no problems" and only appeared in the memorial because I made a point of pointing out the defects.
Anyway, there was a lack of impartiality so that at the time of negotiating the damages with the tenant I was left with no power to contest. I bore practically all the damage they left me, which now hovers around 6500 reais.
This is the second time this has happened to me. The other time the tenants delivered the apartment with all the damaged sockets and painted sockets and it was also a struggle to get it fixed because according to the inspection "everything was ok".
I was so upset with the situation that I chose not to rent my property anymore.
I would like to warn other owners about this serious problem I went through.
