★ ★ ★ ★ ★ A pior imobiliária que já tive contrato de locação , não respondem e-mail sempre uma grande dificuldade para solucionar coisas simples !!
A culpa jogam sempre no proprietário mas na verdade a própria imobiliaria é inutil. Fiz uma locação e tive que encerrar o contrato por problemas no imóvel que nao eram solucionados de jeito nenhum, infelizmente achei uma nova casa e estava pela Sylmar como adm, mesmo com toda dor de cabeça que passei na casa anterior eu novamente fiz a locação e aqui estou com os mesmos problemas , a casa possui infiltração, as vizinhas sabem dos problemas de vazamento no imóvel e o dono simplesmente se faz de desentendido!!!
a Sylmar não resolve , não ajuda não faz o minimo , envio e-mail tenho que implorar respostas , eu trabalho e ter que me deslocar para ir presencialmente é o cumulo !!!
eu já coloquei uma advogada para solucionar meus problemas , mas estou aqui para alertar a todos ... não aluguem casas pela Sylmar
é furada , dor de cabeça !!!

The blame is always played on the owner, but in fact the real estate itself is useless. I made a lease and had to terminate the contract due to problems in the property that were not resolved at all, unfortunately I found a new house and I was with Sylmar as a manager, even with all the headache I went through in the previous house I did the lease again and here I am with the same problems, the house has infiltration, the neighbors know about the leaking problems in the property and the owner simply makes a mistake!!!
Sylmar doesn't solve it, it doesn't help, it doesn't do the least bit, I send an e-mail I have to beg for answers, I work and having to travel to go in person is the ultimate !!!
I have already put a lawyer to solve my problems , but I am here to alert everyone ... do not rent houses through Sylmar
is pierced, headache!!!

★ ★ ★ ★ ★ Sem educação e sem um pingo de profissionalismo. Aluguei uma garagem onde tinha até duas carcaças de carro, reformei a garagem TODA para abrir meu salão de cabeleireiro. Fiquei por 3 anos. Depois abri um Studio de tatuagem. NUNCA fizeram NADA pelo imóvel. Muito pelo contrário só burocracia. Quanto o dono era vivo ainda tinha a quem recorrer, pois era uma pessoa sensata. Principalmente em relação ao aluguel, pois viu a enorme melhoria que fiz no imóvel. Apesar de idoso sempre ia lá para ver se precisava de algo. MUITO DIFERENTE DA IMOBILIÁRIA
Depois do falecimento do dono do imóvel eles começaram a aumentar o valor do aluguel até chegar em um valor absurdo para eu pagar. Então tive que sair. Fui hoje entregar as chaves na imobiliária fizeram vistoria colocaram inúmeros problemas e não quiseram receber as chaves. Enquanto isso continuam descontando nos meses que paguei de depósito. Resumindo não querem me devolver o que é meu por direito. Acredito que terei que contratar um advogado para resolver. Tenham muito cuidado não são confiáveis.
Without education and without a shred of professionalism. I rented a garage where I had up to two car carcasses, renovated the ENTIRE garage to open my hair salon. I stayed for 3 years. Then I opened a tattoo studio. NEVER did ANYTHING for the property. On the contrary, just bureaucracy. When the owner was alive, he still had someone to turn to, as he was a sensible person. Mainly in relation to rent, as you saw the huge improvement I made to the property. Despite being old, he always went there to see if he needed anything. VERY DIFFERENT FROM REAL ESTATE
After the owner of the property passed away, they started to increase the rent until it reached an absurd amount for me to pay. So I had to leave. Today I went to deliver the keys to the real estate agency, they inspected them, they had many problems and did not want to receive the keys. Meanwhile, they continue to deduct in the months I paid the deposit. In short, they don't want to give me back what is rightfully mine. I believe I will have to hire a lawyer to solve it. Be very careful they are not trustworthy.

★ ★ ★ ★ ★ Se vc procura uma imobiliária que não serve pra nada além de te dar prejuízos essa é a melhor. A desonestidade faz parte do pacote. Entregamos um imóvel em setembro e tínhamos 2 meses de depósito os quais não foram devolvidos porque no final das "contas deles" éramos nós quem estávamos devendo pra eles. Resumindo não recebemos um centavo sequer do valor do depósito, descontaram água, luz e tudo mais que eles podiam. Até mesmo coisas que não existiam lá quando aluguei, porque era uma garagem, nós transformamos em um lugar habitável e no final ainda saímos como devedor. Agora estamos recebendo cobranças de água porque os funcionários M.... da Sylmar (Andréia) não fez o trabalho dela pedindo o cancelamento da conta que estava em nome do meu genro. É uma imobiliária que não ajuda nem proprietário, nem inquilino no final todos saem perdendo por causa da INCOMPETÊNCIA deles.
If you're looking for a real estate agency that doesn't do anything but give you losses, this is the best. Dishonesty is part of the package. We delivered a property in September and we had 2 months of deposit which was not returned because in the end of "their accounts" we were the ones who owed them. In short, we didn't receive a single penny of the deposit, they discounted water, electricity and everything else they could. Even things that didn't exist there when I rented it, because it was a garage, we turned it into a habitable place and in the end we still left as a debtor. Now we are receiving water charges because Sylmar's M.... employees (Andréia) did not do her job asking for the cancellation of the account that was in the name of my son-in-law. It's a real estate agency that doesn't help either the owner or the tenant in the end, they all lose out because of their INCOMPETENCE.

Depois que pegam o valor do depósito ....esquece você não é nada pra eles, tratamento que era bom, ja era !!! Quer evitar dor de cabeça e transtorno ? Exclua eles das possibilidades. Melhor vc comprar uma barraca e dormir na rua do que fechar algum negócio com eles.
É so olhar todos os outros comentários, Coisa que deixei de fazer para minha infelicidade.

After they get the deposit amount....forget you're nothing to them, treatment that was good, that's it!!! Want to avoid headaches and inconvenience? Exclude them from the possibilities. Better you buy a tent and sleep on the street than do business with them.
Just look at all the other comments, which I didn't do to my unhappiness.

★ ★ ★ ★ ★ Não gostei nem um pouco dessa imobiliária, pediram sinal pra segurar uma casa que estava interessada. Falaram que era um valor quando cheguei na imobiliária pra entregar os documento me pediram outro valor de sinal. Atendimento bem ruim. Nunca vou recomendar pra ninguém.
I didn't like this real estate company at all, they asked for a sign to hold a house they were interested in. They said it was a value when I arrived at the real estate agency to deliver the documents, they asked me for another signal value. Very bad service. I will never recommend it to anyone.

Tentei realizar a locação de um imóvel junto a eles, tentativa que perdurou por mais de 2 meses, onde eu precisei implorar para que o contrato fosse formalizado, tive que arcar com o conserto de janelas que prejudicavam a segurança do imóvel, tive que arcar com a retirada dos matos da casa que estava completamente abandonada, tive que implorar a religação da luz e da água, qual no fim nem consegui obter êxito.
A Imobiliária tem funcionários totalmente despreparados, mal educados, sem vontade nenhuma de prestar o serviço o pelo qual estão sendo pagos!!!
Procurei a imobiliária 2 meses antes do meu casamento para após o meu casamento ter um lugar para morar, PAGUEI OS 02 MESES DE DEPOSITO, entretanto, faltando menos de 01 semana para o casamento a imobiliária não havia conseguido que o proprietário assinasse o contrato, tão pouco a ligação da água, FALTANDO 01 SEMANA PARA O CASAMENTO EU NAO TINHA ONDE MORAR, tive que procurar outra casa as pressas!! Estou gestante, pedi auxílio da imobiliária para resolver minha demanda, mas a única resposta que obtive do dono da imobiliária foi "você está grávida e não doente, passar nervoso é normal, precisa tolerar"!!!!!!
Como se não bastasse todo o transtorno, a imobiliária e o proprietário da casa simplismente acharam que eu não tinha direito ao ressarcimento dos depósitos de uma casa que eu não morei e que não tinha contrato assinado por eles, retendo o valor que eu precisava para dar de deposito na outra casa.
E ainda, não me devolveram o valor referente ao conserto das janelas, fiz uma benfeitora na casa que achei que iria morar, acordando a devolução do valor, mas nem isso a imobiliária soube cumprir sua palavra. Infelizmente terei que resolver judicialmente.
FUJAM DESSA IMOBILIÁRIA, FUJAM MESMO, EVITEM PASSAR ATÉ EM FRENTE PORQUE A FALTA DE PROFISSIONALISMO É TANTA QUE VOCÊ PODE SER LESADO SÓ DE PASSAR PERTO.
RUN AWAY FROM THIS REAL ESTATE !!!!!
I tried to lease a property with them, an attempt that lasted for more than 2 months, where I had to beg for the contract to be formalized, I had to pay for the repair of windows that harmed the security of the property, I had to pay for the removal of the bushes from the house that was completely abandoned, I had to beg the reconnection of light and water, which in the end was not even successful.
The real estate company has employees who are totally unprepared, rude, with no desire whatsoever to provide the service they are being paid for!!!
I looked for the real estate agency 2 months before my wedding so that after my marriage I would have a place to live, I PAID THE 02 MONTHS DEPOSIT, however, with less than 01 week before the wedding, the real estate agent had not been able to get the owner to sign the contract, so little water connection, 01 WEEK MISSING TO THE WEDDING I HAD NO WHERE TO LIVE, I had to look for another house in a hurry!! I'm pregnant, I asked for help from the real estate agent to solve my demand, but the only answer I got from the real estate owner was "you're pregnant and not sick, being nervous is normal, you need to tolerate it"!!!!!!
As if all the inconvenience were not enough, the real estate agent and the house owner simply thought that I was not entitled to reimbursement of deposits for a house that I did not live in and that had no contract signed by them, retaining the amount I needed to give deposit in the other house.
And still, they didn't return the amount for the repairs to the windows, I made a benefactress in the house that I thought I would live in, agreeing to return the amount, but the real estate agent didn't even know how to keep its word. Unfortunately I will have to settle in court.
RUN AWAY FROM THIS REAL ESTATE, REALLY RUN AWAY, AVOID PASSING EVEN AHEAD BECAUSE THE LACK OF PROFESSIONALISM IS SO SUCH THAT YOU CAN BE INJURED JUST BY PASSING NEARBY.
