★ ★ ★ ★ ★ Olá, meu nome é Luciano e tinha recentemente um sobrado alugado em São André administrado pela Imobiliária Vendramini (Av. Queirós Filho, 314), antiga imobiliária Lugo (sei lá o porque de tanta troca de nomes). Depois de 6 meses trabalhando com eles e recebendo todos os alugueis atrasados (na media de 15 a 20 dias), isso tendo que ligar insistentemente para o dono Etevaldo fazer o depósito, sempre com a desculpa que o inquilino estava atrasando os alugueis e claro, não recebendo a multa contratual também. Resolvi então conversar com meu advogado e cancelar a relação com a imobiliária e receber diretamente do inquilino. Após o final do contrato, o inquilino me passou os comprovantes de depósitos todos em dia e um depósito adiantado para a imobiliária no valor de 1.500,00 reais para ser restituido no final. Fui conversar com o Sr. Etevaldo e adivinhem só? Estou a mais de 1 mês tentando reaver o dinheiro que ele alega não ter para pagar. Como assim gastar um dinheiro que não é seu? Meu conselho: pesquisem bem a imobiliária antes de colocar seu imóvel a venda ou locar, pois as vezes o problema não é o inquilino. Para quem interessar tenho todos os comprovantes de depósito do inquilino em mãos e já pretendo entrar com uma ação para receber as multas e o depósito que não foi devolvido.

After 6 months working with them and receiving all the late rent (on average 15-20 days), this having to call owner Etevaldo insistently making the deposit, always with the excuse that the tenant was delaying the rent and of course, not getting the contractual fine either. I decided to talk to my lawyer and cancel the relationship with the real estate and receive directly from the tenant. After the end of the contract, the tenant gave me proof of deposit all on time and an advance deposit for the real estate in the amount of 1,500.00 to be refunded at the end. I went to talk to Mr. Etevaldo and guess what? I have been trying for more than 1 month to recover the money he claims he does not have to pay. What do you mean spend money that isn't yours? My advice: Research the real estate firmly before placing your property for sale or rent, as sometimes the problem is not the tenant. For those who are interested, I have all tenant deposit vouchers in hand and already intend to file a claim to receive the fines and the deposit that was not returned.
Mr. Etevaldo, do we really need to take this path?
