Em meio a uma pandemia, todos nós que temos empresas conversamos sobre o ocorrido e qual flexibilidade as imobiliária tem dado aos clientes... Pois bem!
Pago basicamente 3.000 de alguel com o ganho da imobiliária já embutido.
No início da pandemia, adiamos o pagamento do aluguel do mês de março e abril, se não me engano, e postergamos para o mês de novembro e dezembro!
Esses dias a imobiliária me propôs de pagar o aluguel postergado no mês de setembro... Nao entendi pq mas... Propus o seguinte!
Façamos assim!
Pago o aluguel de Março e Abril agora (02/09) hoje! E o valor normal do aluguel de setembro que eu pagaria no dia 10, vocês jogam para o último dia de setembro. Sendo assim o proprietário recebe agora o os dois meses de aluguel adiado, no caso hoje, dia 02 de setembro, pois hoje eu tenho fluxo de caixa para pagar dois alugueis.
Resumindo, eles negaram! Preferem não receber os dois alugeis que eram para novembro e dezembro. Só pelo simples motivo de não se darem ao capricho de jogar o aluguel referente ao mês atual para o último dia do mês e ainda disseram que se assim for, terão que cobrar juros.
Vamos lá! Vamos analisar fatos!
A pandemia reduziu pelo menos, 50% do faturamento de muitos comerciantes e eu fui um deles. Eu poderia brigar por pagar a metade do aluguel e abandonar a outra metade como muitos donos de empresa fizeram em acordo com as imobiliárias e proprietários, e não o fiz! Sei disso, pois donos de franquias de academias e cafés fizeram isso no início da pandemia. Mas com a Colonial, fora de cogitacao!
Eu sei que por intermédio de uma ação judicial, diante de uma pandemia eu teria mil motivos para me resguardar em um processo. Pois não sou mal pagador, nunca atrasei nada, o único atraso não foi culpa minha, mas sim de uma pandemia que desgraçou o mundo todo e só a Colônial não percebeu ou não viu os noticiários, de 100% dos donos de empresas que conheço, a maioria, por 3 meses tiveram uma redução de 40% a 50% de desconto nos alugueis em meio a pandemia.
Resumindo...
Não indico a Colonial, são péssimos para negociar!
Pior é quando vc é amigo do proprietário e o mesmo pensa como vc!

Because I'm not a bad payer, I never delayed anything, the only delay was not my fault, but a pandemic that disgraced the whole world and only Colonial did not notice or did not see the news, of 100% of the business owners I know, most of them, for 3 months, had a 40% to 50% discount on rent in the middle of a pandemic.
Summing up...
I don't recommend Colonial, they are terrible to negotiate!
Worse is when you are a friend of the owner and he thinks like you!
