★ ★ ★ ★ ★ Péssima experiência. O corretor Diogo além de não ter educação para tratar com o comprsdor acredita que temos que acreditar na palavra dele mesmo com outra informação constando no contrato. Desfez um contrato que já tinha sido paga a entrada e alegava que a casa estava pronta sendo que não tinha nem revestimento, nem luz, nem água, como constava no contrato.
O corretorcen questão (me recuso a chamá-lo de profissional) deve viver na idade média, onde as coisas são tratadas na palavra, porque depois de não cumprir prazos estabelecidos em contrato e achar que estava com a razão, disse que era um absurdo não darmos um voto de confiança pra ele e que devia ser assinado um contrato onde dizia claramente que depois de assinado a imobiliária não se responsabilizava por nenhum tipo de ação na casa.
Contou sobre os compromissos que ele tinha com outros imóveis e sinceramente, o comprador não tem nada a ver com os outros compromissos do corretor em questão. Quando o corretor não gostou da cobrança que estava em contrato ele simplesmente saiu da imobiliária pois estava muito alterado.
Péssima experiência, não indico para absolutamente ninguém.
ATUALIZAÇÃO APÓS A RESPOSTA DA IMOBILIÁRIA: O contrato não foi assinado pois no contrato extava explicito que após a assinatura a imobiliária não se responsabilizava por mais nenhuma finalização da obra.
Os "pequenos detalhes" mencionados no comentário da imobiliária eram falta de revestimento, pintura, a casa tinha os conduítes mas não tinha os fios para chegar a eletricidade, não tinha saneamento ainda, OU SEJA, não foi cumprido o combinado na teórica "palavra de homem" deles dos 30 dias mencionados no comentário de resposta da imobiliária.
A não concordância ainda mencionada foi que o corretor já citado acima disse "ou vocês assinam o contrato hoje ou pra mim não vale mais a pena, nem quero mais fazer negócio com vocês" e questionamos sobre as clausulas do contrato onde eles não se responsabilizavam pela finalização do que adivinhem só, estava em contrato!
A não concordância aconteceu porque eles não cumpriram o combinado que eles mesmos mencionam e queriam que assinássemos um contrato onde eles NÃO SE RESPONSABILIZAVAM posteriormente.
Após o corretor ir embora alterado porque não sabe controlar os nervos aparentemente fomos embora, falaram na imobiliária que iam alterar o contrato e nós ainda iamos pagar mais um valor complementar para segurar o imóvel até finalizar a obra.
Mas o voto de confiança obviamente não funcionou POIS no dia seguinte mandaram uma mensagem no whatsapp para desfazer a compra.
Caso haja alguma dúvida sobre o ocorrido, também permaneço à disposição para esclarecer os fatos. :)
Bad experience. The broker Diogo, in addition to not having the education to deal with the buyer, believes that we have to take his word for it with other information contained in the contract. He canceled a contract that had already been paid for the down payment and claimed that the house was ready since it had neither wall nor electricity, nor water, as stated in the contract.
The broker in question (I refuse to call him a professional) must live in the middle ages, where things are dealt with by the word, because after not meeting deadlines established in the contract and thinking he was right, he said it was absurd not we gave him a vote of confidence and that a contract should be signed which clearly stated that after signing the real estate agency was not responsible for any type of action in the house.
He told about the commitments he had with other properties and honestly, the buyer has nothing to do with the other commitments of the broker in question. When the broker did not like the charge that was in the contract, he simply left the real estate agency because it was very altered.
Bad experience, I don't recommend it to anyone.
UPDATE AFTER THE REAL ESTATE RESPONSE: The contract was not signed because in the contract it was explicit that after signing the real estate agency was not responsible for any further completion of the work.
The "small details" mentioned in the real estate's comment were lack of coating, painting, the house had conduits but no wires to reach electricity, no sanitation yet, THAT IS, the agreement in the theoretical "word of man" of the 30 days mentioned in the realtor's response comment.
The non-agreement mentioned above was that the aforementioned broker said "either you sign the contract today or for me it is no longer worth it, nor do I want to do business with you anymore" and we asked about the clauses of the contract where they were not responsible for completion of what you can guess, it was in contract!
The non-agreement happened because they did not fulfill the agreement that they themselves mentioned and wanted us to sign a contract where they WERE NOT RESPONSIBLE later.
After the broker left, changed because he doesn't know how to control his nerves, apparently we left, they told the real estate agency that they were going to change the contract and we were still going to pay another additional amount to insure the property until the work was completed.
But the vote of confidence obviously didn't work BECAUSE the next day they sent a message on whatsapp to undo the purchase.
If there is any doubt about what happened, I am also available to clarify the facts. :)

★ ★ ★ ★ ★ Atendimento péssimo! Não recomendo jamais! Corretores criam normas e fazem perguntas duvidando da possibilidade de compra do imóvel. Já deixei de comprar 4 imóveis com eles por conta disso, no último sabado minha nora entrou em contato novamente e o atendimento foi o mesmo. Precisam de reciclagem urgente.
Terrible service! Never recommend! Brokers create rules and ask questions doubting the possibility of buying the property. I have already stopped buying 4 properties with them because of this, last Saturday my daughter-in-law got in touch again and the service was the same. They need urgent recycling.

A few years ago I negotiated the purchase of a lot in Jardim Maramba in Itanhaém, everything was wonderful but unfortunately I had particular problems and had to undo the deal and they understood me and returned part of the down payment, with an irrevocable purchase and sale contract. I will soon try a new purchase opportunity with them, they are professionals, yes!!

★ ★ ★ ★ ★ Marquei de me encontrar com um corretor pra ver um imóvel em Itanhaem, desci a serra pois sou do ABC, qnd cheguei na imobiliária fui informada que o corretor estava doente, um dos funcionários simplesmente me mandou voltar no outro dia. Fiquei indignada afinal tinha vindo de longe, um outro corretor me atendeu e me levou até o imóvel mas não pude entrar pois estavam sem a chave. Ou seja desci a serra a toa. Sei que ninguém tem culpa de ficar doente mas não custava ter o mínimo de educação em me avisar.
I made an appointment to meet with a broker to see a property in Itanhaem, I went down the mountain because I am from ABC, when I arrived at the real estate office I was informed that the broker was sick, one of the employees simply told me to come back the other day. I was indignant after all I had come from far away, another broker attended to me and took me to the property but I couldn't enter because they didn't have the key. In other words, I went down the mountain for nothing. I know it's nobody's fault for getting sick, but it wouldn't hurt to be polite enough to let me know.
