★ ★ ★ ★ ★ Super tranquila de pegar chaves e fazer proposta, mas infelizmente as chaves que peguei não abriram a porta do apartamento, falta um pouco de cuidado com o gerenciamento de imóveis.
 Super easy to get keys and make a proposal, but unfortunately the keys I got didn't open the apartment door, lack of care with property management.

★ ★ ★ ★ ★ A burocracia e demora para resolver as coisas na invest é inacreditável, desde que decidi alugar o apartamento, tive problemas na vistoria, problemas com o apartamento que a imobiliária só dificulta resolver e na hora de entregar o imóvel me surpreendeu conseguindo ser a pior experiência. Ninguém tem informações corretas, não consigo falar com os responsáveis, estou há 15 dias tentando dar o AVISO PRÉVIO e não consigo. A invest é pior imobiliária de Juiz de Fora

★ ★ ★ ★ ★ Nau dos muito boa porque fui alugar um AP com eles e o valor do condomínio estava errado no anúncio e só na hora de assinar o contrato que foi dito.
Ainda bem que consegui me livrar deles.
Very good ship because I went to rent an AP with them and the value of the condominium was wrong in the ad and only when signing the contract that was said.
Glad I managed to get rid of them.

Unbelievable. Lots of bureaucracy and no digital methodology to make life easier for customers. A late company and, for sure, doomed to failure. If you can choose another realtor, do it!!!

★ ★ ★ ★ ★ Péssimo! Na entrega do imóvel eles cobram até o que Deus dúvida. Troquei a torneira do banheiro por uma MUITO melhor, eles cobraram a velha que estava soltando água na rosca. Paguei taxa de pintura para não ter problemas e mesmo assim me cobraram um valor a mais, segundo eles pq uma das portas havia um risco de pincel escuro e taxa não cobre tinta escura.
Terrible! On delivery of the property they charge even what God doubts. I changed the bathroom faucet to a MUCH better one, they charged the old one that was leaking water in the thread. I paid a painting fee not to have problems and even so they charged me an extra amount, according to them because one of the doors had a dark brush risk and the fee does not cover dark paint.

Eu liguei reservando as chaves de um apartamento e mais tarde quando liguei pra apenas confirmar o horário que deveria ir retirar as chaves, me informaram que a chave tinha acabado de ser reservado por outra pessoa por falha de comunicação interna e que não poderiam cancelar. Mas comigo puderam fazer isso que tinha reservado as chaves muitas horas mais cedo. E se eu não tivesse ligado pra confirmar o horário? Eu iria sair de outra cidade pra ir buscar as chaves no sábado de manhã e iriam me dizer que mesmo eu tendo ligado e falado diretamente com um funcionário da imobiliária pedindo a reserva, eu não poderia fazer a visita? Uma falta de respeito.
Bad real estate. I called to reserve the keys to an apartment and later when I called just to confirm the time I should go to pick up the keys, I was told that the key had just been reserved by someone else due to internal communication failure and that they could not cancel. But with me they were able to do that who had reserved the keys many hours earlier. What if I hadn't called to confirm the time? I was going to leave another city to pick up the keys on Saturday morning and they would tell me that even though I called and spoke directly to a real estate agent asking for the reservation, I couldn't make the visit? A lack of respect.

★ ★ ★ ★ ★ Conforme ja relatado por vários comentários abaixo, é uma péssima imobiliaria, muito burocrática, sou servidor publico, renda boa, nome limpo, não aceitaram caução, pediram 2 fiadores com imoveis quitados, recusei e fui forçado a fazer um Cap aluguel de 7x o valor do aluguel, me exigiram um seguro do imóvel que tem que ser renovado todo ano, o preço do seguro é um absurdo (eles ganham comissão desses produtos), mas cotei a cap aluguel e o seguro em outro banco e ficou muito mais em conta (podem exigir mas vc não é obrigado a fazer com eles Código de defesa do consumidor), se um locatário com o meu perfil teve dificuldades imagino as pessoas que não têm o dinheiro da cap aluguel guardado, dificuldade pra quem aluga e dificuldade pra quem ta alugando que provavelmente vai demorar uma eternidade pra conseguir um “super ultra inquilino”. Outra tristeza é a negociação Do aluguel todo ano, tentam forçar o IGPM ( em 2020 subiu 32% e em 2021 subiu 15%) claro que não aceitei, o proprietário concordou em ajustar por um valor bem menor, porem justo (5% no primeiro ano e no ano seguinte 10%), mas a imobiliaria maqueia esse reajuste lançando o valor total do IGPM e colocando um “desconto” que só é valido por 12 meses, acarretando no ano seguinte aumento cheio (47%) e mais desgate, nem os proprietários entendem o que essa imobiliária faz. O dono do imóvel é gente boa, mas a imobiliária dele é horrível, Minha única alegria vai ser entregar o imóvel e não alugar mais nenhum imóvel gerenciado por eles.
As already reported by several comments below, it's a terrible real estate, very bureaucratic, I'm a public servant, good income, clean name, they didn't accept collateral, they asked for 2 guarantors with real estate paid off, I refused and was forced to make a Cap rent of 7x the value of the rent, they demanded insurance for the property that has to be renewed every year, the insurance price is absurd (they earn commission on these products), but I quoted the rental cap and insurance in another bank and it was much cheaper ( they can demand it but you are not obliged to do it with them Consumer Protection Code), if a renter with my profile had difficulties I imagine people who don't have the rent cap money saved, difficulty for those who rent and difficulty for those who are renting that it will probably take forever to get a “super ultra tenant”. Another sadness is the negotiation of the rent every year, they try to force the IGPM (in 2020 it went up 32% and in 2021 it went up 15%) of course I didn't accept it, the owner agreed to adjust for a much lower value, but fair (5% in the first year and 10% in the following year), but the real estate company makes up for this readjustment by launching the total value of the IGPM and placing a “discount” that is only valid for 12 months, resulting in a full increase in the following year (47%) and more wear, not even the owners understand what this real estate agency does. The owner of the property is good people, but his real estate is horrible. My only joy will be to deliver the property and not rent any more property managed by them.
