★ ★ ★ ★ ★ Fiz o projeto de engenharia, arquitetura, Hidraulico e elétrico tudo de uma vez com está empresa. O resultado final não foi o que esperávamos. No momento da venda tudo é muito interessante e a conversa bem agradável, porém o projeto ficou mais de 3 meses para ser liberado e atrasou a proposta inicial que foi passada. Mas até aí tudo bem.
Iniciada a construção, observamos vários pontos de projeto onde haviam detalhes construtivos que oneravam em muito os custos da construção e que se pensados pelo projeto teríamos um custo bem reduzido.
Um ponto totalmente inaceitável é um projeto prever aterro e na execução retirarmos mais de 40 caminhões de terra, o que caracteriza que nem se quer o nível foi tirado para elaboração do projeto.
Da parte dos projetos Hidraulico e eletrico, os projetos estava muito incompleto com varias inconsistência como por exemplo Luz saindo de viga que obriga a rebaixar o teto para disfarçar, ausência de passagens para instalação de itens de segurança e utilidades, saída de esgoto em posição contrária a ideal pelo nível da rua dentre outros, e quando questionamos a resposta foi que seria um projeto básico e que o detalhamento seria somente em caso de contratação de design de interior também, mas quando pagamos foi preço de projeto final e não projeto básico.
Enfim, para quem não tem experiência com obra serve de lição aprendida, é muito importante se apegar aos detalhes técnicos, e ficar alerta quanto aos detalhes contratuais, se possível detalhando na minúcia cada ponto acertado para que não haja insatisfação após fechar o acordo. Da nossa parte infelizmente não posso dizer que foi um bom negócio e por isso não recomendo.
I made the engineering, architecture, hydraulic and electrical design all at once with this company. The end result was not what we expected. At the time of the sale everything is very interesting and the conversation very pleasant, however the project was more than 3 months to be released and delayed the initial proposal that was passed. But so far so good.
Once construction began, we observed several project points where there were constructive details that heavily burdened the construction costs and that if we thought about the project we would have a very low cost.
A totally unacceptable point is a project to provide landfill and in the execution we remove more than 40 trucks of land, which characterizes that neither one wants nor the level was taken for elaboration of the project.
On the part of the Hydraulic and Electrical projects, the projects were very incomplete with several inconsistencies like for example Light coming out of the beam that obliges to lower the ceiling to disguise, absence of passage for installation of security items and utilities, exit of sewer in the opposite position the ideal street level among others, and when we questioned the answer was that it would be a basic project and that the detailing would only be in case of hiring interior design too, but when we paid it was final design price and not basic design.
Anyway, for those who do not have work experience is a lesson learned, it is very important to stick to the technical details, and be alert to the contractual details, if possible detailing in detail each agreed point so that there is no dissatisfaction after closing the agreement. On our part unfortunately I can not say it was a good deal and so I do not recommend it.
