Vai fazer o registro de terreno/lote no cartório de imóveis a partir do aforamento da prefeitura? Precisará de uma Declaração da Prefeitura-Semplan, porém: NÃO DÊ ENTRADA INICIALMENTE NA SEMPLAN!!!
Se o fizer, irão gerar uma taxa (Tx. Serv. Munic. Diversos + Tx. Licenc. Exec. Obra R$44,94) simplesmente para gerar um ofício da Prefeitura-SEMPLAN(prazo de entrega em 10 dias úteis ou mais) para o CARTÓRIO emitir um documento chamado de Nada Consta do Lote ao qual pretende registrar (VOCÊ PODE E "DEVE" SOLICITAR ESSE NADA CONSTA DIRETAMENTE NO CARTÓRIO sem a necessidade desse ofício e pagar R$91,51(prazo de entrega em 10 dias úteis): o detalhe é que o cartório de imóveis não lhe orienta sobre essa possibilidade e lhe encaminha para a prefeitura para adquirir essa declaração, que gera essa cobrança burocrática e onerosa)... E depois, de posse desse NC do lote emitido pelo Cartório, (+Cert. Negativa SAAE e da Secretaria de Finanças(Qd/Lt), cópias do Aforamento, CNH e endereço), terá que retornar à Semplan para SOLICITAR a DECLARAÇÃO DA PREFEITURA/SEMPLAN (R$55,00) para Registro de terreno/lote no cartório (R$ ?, dependerá do valor do lote e outras variáveis que desconheço).

Are you going to register the land/lot at the real estate registry after the city hall's tenure? You will need a Declaration from the City Hall-Semplan, however: DO NOT ENTER SEMPLAN INITIALLY!!!
If you do, they will generate a fee (Tx. Serv. Munic. Miscellaneous + Tx. License. Exec. Work R$44.94) simply to generate a letter from City Hall-SEMPLAN (delivery time in 10 working days or more) for the REGISTRY OFFICE will issue a document called Nothing on the Lot you want to register (YOU CAN AND "MUST" REQUEST THAT NOTHING IS DIRECTLY ON THE REGISTRY OFFICE without the need for this letter and pay R$91.51 (delivery time in 10 business days): the point is that the real estate registry does not advise you on this possibility and forwards you to the city hall to acquire this declaration, which generates this bureaucratic and onerous charge)... And then, in possession of this NC of the lot issued by the registry, ( +Cert. Negativa SAAE and the Finance Department (Qd/Lt), copies of the Aforamento, CNH and address), you will have to return to Semplan to REQUEST the DECLARATION FROM THE CITY HALL/SEMPLAN (R$55.00) for Land/lot registration at the notary's office (R$ ?, it will depend on the lot value and other variables I don't know).
