★ ★ ★ ★ ★ Em relação a vendedora Simone só elogios !!! Agora em relação a gerencia pos venda ( sr Rogerio) infelizmente muito a desejar, descompromissado, não retorna enfim… bem insatisfeita. Marcou comigo a data para assinatura com o cartório, desmarquei todos os meus compromissos e no dia , qdo eu fui confirmar de fato , ele me diz que não seria realizado!será que me avisaria a que horas?? Brincadeira!!!! Fui saber que a outra parte nem foi avisada da data o que conclui que a minha data provavelmente não existia certo!!! Que pena ! Estou bem irritada pela falta de compromisso com o comprador! Provavelmente já recebeu sua comissão e agora o interesse diminui com o cliente.

Joke!!!! I found out that the other party wasn't even informed of the date, which concluded that my date probably didn't exist right!!! What a pity ! I'm pretty irritated by the lack of commitment to the buyer! You've probably already received your commission and now interest wanes with the customer.

★ ★ ★ ★ ★ Fiz a compra de um terreno através da SPIN com a vendedor Simone dando um excelente atendimento, porém a partir do momento que o processo da venda passou para as mãos da Daniely, o processo ficou num chove não molha que começou em novembro/20 e terminou em 20/07/21, quando do fechamento da escritura.
Na oportunidade eu questionei sobre o pagamento do IPTU e a Daniely informou que estava tudo pago, porém para minha surpresa consultei a prefeitura de Maricá e consta em aberto o mês de julho/21 ainda de responsabilidade do antigo proprietário.
Não importa se o valor é baixo ou não, foi acordado desde quando da compra e não abro mão do meu direito.
Já solicitei a Daniely algumas vezes que resolva está situação, porém sem sucesso.
Gostaria de frisar que a SPIN é corresponsável por todo o processo da venda do terreno e se deixou de cobrar do vendedor que assuma a responsabilidade pelo ocorrido.
Assim sendo quero um solução urgente, para evitar maiores transtorno.
I purchased land through SPIN with the seller Simone, who provided excellent service, but from the moment the sale process passed to Daniely, the process was in a non-wet rain that started in November/20 and ended on 07/20/21, when the deed was closed.
On that occasion I asked about the IPTU payment and Daniely informed that everything had been paid, but to my surprise I consulted the Maricá city hall and the month of July/21 is still open to the former owner.
It doesn't matter if the value is low or not, it was agreed upon at the time of purchase and I do not waive my right.
I have already asked Daniely a few times to resolve this situation, but without success.
I would like to emphasize that SPIN is co-responsible for the entire process of land sale and no longer requires the seller to assume responsibility for what happened.
So I want an urgent solution, to avoid further inconvenience.

★ ★ ★ ★ ★ Não precisa de imobiliária quando se tem que fazer todo o trâmite do RGI, sem falar que o contrato não foi analisado pelo corretor o que acarretou em exigências no cartório que poderiam ter sido solucionadas com uma simples análise. Toda a interface foi feita entre comprador e vendedor sem auxílio NENHUM da imobiliária. Lamentável para uma imobiliária de tal porte.
You don't need a realtor when you have to do the entire RGI process, not to mention that the contract was not analyzed by the broker, which resulted in requirements in the registry office that could have been solved with a simple analysis. The entire interface was made between buyer and seller without any help from the real estate agency. Sad for a realtor of this size.

Ressalto que o mesmo não ocorre com todos os gerentes. É preciso prestar mais atenção na qualificação profissional e na preparação para o atendimento às clientes.
