★ ★ ★ ★ ★ Tive contrato de aluguel sob a adm. da Icasaa por 2,5 anos. Tem sim pontos a melhorar, mas são bastante profissionais e têm preocupação em melhorar o serviço, um grande mérito tendo em vista o mar de amadorismo que costumam ser os agentes do mercado imobiliário. A imobiliária é bem organizada e atua bem tanto na intermediação, quanto na própria administração, de modo que o trato com os possíveis "destemperos" da outra parte (seja proprietário ou inquilino), é praticamente nulo. Acredito que seja uma das melhores imobiliárias da região, se não for a melhor.

★ ★ ★ ★ ★ Comunicação com imobiliária muito difícil, várias vezes enviaram o boleto no dia do pagamento, o que considero muito grave. Quando convém te enviam mensagem e email, quando não convém enviam notificação extra-judicial sem telefonema, mensagem ou email. Chegaram ao cúmulo de perguntar pro zelador do prédio se estávamos ocupando um imóvel que pagavamos o aluguel religiosamente e não responderam quando eu questionei qual era o problema e me senti constrangida Reajuste de aluguel sem esboço de negociação no limite do IGPm (desocupamos um apartamento que está sendo alugado em seguida por quase mil reais a menos por causa desse reajuste). Enfim, dão a impressão de amadorismo em vários aspectos, comunicação muito difícil, vários e-mails sem resposta. Não voltaríamos a fazer negócio intermediado por essa imobiliária e com certeza não recomendo, apesar da impressão inicial (quando vão alugar) ser de eficiência o processo depois é extremamente difícil sem necessidade.

★ ★ ★ ★ ★ No início a comunicação era super efetiva, facilitaram até nossa entrada no imóvel.
A partir do momento que você é o locatário e que solicita sair do contrato por qualquer motivo, vem o problema. Fiquei durante 1 ano e meio tentando retirar meu nome do contrato, entrei em contato com a imobiliária diversas vezes solicitando a substituição do nome, pois eu ja não era mais moradora do apartamento, assim ficando a pessoa que eu dividia.
Fim da história: Tive que pagar a rescisão + a multa dos aluguéis atrasados + honorários do advogado.
Tudo por confiar em uma pessoa sem palavra e pela imobiliária não estar disposta em nenhum momento em retirar meu nome do contrato. Tenho todas as solicitações documentadas.
Eu não recomendo, se quer alugar um imóvel é melhor negociar direto com o proprietário se não você paga o pato como eu paguei.
Ah, e mais. Durante a cobrança do pagamento são super comunicativos, depois que tem isso em mãos fazem as coisas no tempo que querem.
Sinceramente não tive uma boa experiência em nenhum sentido.
Acabei de voltar de férias, várias conversas feitas sem meu conhecimento com a moradora, acordos verbais. E ainda dizem que o locatário que deve se responsabilizar por tudo. Como posso me responsabilizar por esquemas verbais entre funcionária e moradora? No fim eu paguei o pato, perdi dinheiro, tive que pedir emprestado para pagar coisa que não é minha.
Eu não recomendo! Espero que alguém tenha lido isso até o final. As vezes é um toque de Deus.
Eu poderia muito bem expor o nome dos funcionários nessa avaliação, mas prefiro não gerar tanta exposição. Mas quem está envolvido vai ler e saber do que se trata.
In the beginning, communication was super effective, they even made it easier for us to enter the property.
From the moment you are the tenant and you request to leave the contract for any reason, the problem arises. I spent 1 year and a half trying to remove my name from the contract, I contacted the real estate agency several times asking for the name to be replaced, as I was no longer a resident of the apartment, thus becoming the person I shared.
End of story: I had to pay termination + late rent fine + attorney's fees.
All because I trust a person with no word and because the real estate agency is not willing at any time to remove my name from the contract. I have all requests documented.
I don't recommend it, if you want to rent a property it's better to negotiate directly with the owner if you don't pay the duck like I did.
Oh and more. During payment collection they are super communicative, once they have it in hand, they do things when they want.
I honestly didn't have a good experience in any sense.
I just got back from vacation, several conversations made without my knowledge with the resident, verbal agreements. And even say the lessee who must be responsible for everything. How can I be responsible for verbal schemes between employee and resident? In the end I paid the duck, I lost money, I had to borrow to pay for something that is not mine.
I do not recommend! Hope someone read this to the end. Sometimes it's a touch from God.
I could very well expose the names of employees in this assessment, but I prefer not to generate as much exposure. But whoever is involved will read it and know what it is about.

★ ★ ★ ★ ★ Mandei wathsapp dia 09/10/21 sobre um imóvel que estava para locação no Ipiranga, com o print da tela do anúncio pelo Zap imóveis, não tive retorno. No dia 11/10/21 liguei diretamente na Imobiliária e fui extremamente mal atendida por DANIELA que pediu um código do anúncio (código este que não havia sido inserido no anúncio feito pela Imobiliária) e mesmo eu dando todas as informações do print da tela (as mesmas infos que eu havia mandado pelo wathsapp) ela foi extremamente grossa e disse que não poderia me ajudar sem o tal código.
I sent wathsapp on 10/09/21 about a property that was for lease in Ipiranga, with the screenshot of the ad by Zap real estate, I had no return. On 10/11/21 I called the real estate agency directly and was extremely poorly served by DANIELA who asked for an ad code (a code that had not been inserted in the ad made by the real estate company) and even I gave all the screen print information ( the same infos I had sent through wathsapp) she was extremely rude and said she couldn't help me without the code.

★ ★ ★ ★ ★ Fujam dessa imobiliária!!! Eu e meu esposo tivemos problemas desde o início da locação, o gestor um grosseiro, querem impor condições que não estão em contrato! Deixamos as chaves na portaria do prédio pois pediram para mostrar o imóvel aos clientes antes da entrega final, concordamos mas avisamos que não tínhamos desocupado totalmente o imóvel e que ainda faríamos a pintura e demais reparos, afinal estávamos nos mudando para MG, pois bem recebemos um e-mail numa segunda feira da icasa que o proprietário foi ver o imóvel na nossa ausência e que ele iria mandar alguém fazer a pintura e reparos e depois nos repassaria as custas!! Gente isso foi abuso, não tínhamos finalizado o contrato nem entregue as chaves, estávamos em fase de mudança e por pedido da imobiliária fizemos a gentileza de deixar as chaves na portaria para não impedir de mostrarem o apartamento como desculpa de impeditivo da nossa parte e se aproveitaram na cara dura! Resumindo: falei com nosso advogado e eles não podiam fazer isso, não está em contrato nada que fosse plausível essa atitude deles sendo que nem vistoria de entrega tinha sido agendada ainda. Então boa sorte para quem vai ter que lidar com essa gente como administradora do seu imóvel!
Run away from this real estate agency!!! My husband and I had problems since the beginning of the lease, the manager is rude, they want to impose conditions that are not in the contract! We left the keys at the door of the building because they asked to show the property to customers before the final delivery, we agreed but warned that we had not fully vacated the property and that we would still do the painting and other repairs, after all we were moving to MG, as we received it well. an email on a Monday from icasa that the owner went to see the property in our absence and that he would send someone to do the painting and repairs and then pass on the costs to us!! Folks, this was abuse, we had not finalized the contract or given the keys, we were moving and at the request of the real estate agency, we were kind enough to leave the keys at the reception desk so as not to prevent them from showing the apartment as an excuse for impeding us and if took advantage of the hard face! In short: I spoke with our lawyer and they couldn't do that, there is nothing in the contract that would be plausible for their attitude, given that not even a delivery inspection had been scheduled yet. So good luck to those who will have to deal with these people as the manager of their property!

Alugamos uma propriedade com a Icasaa e a mesma iniciou uma negociação de venda com a Cyrella antes do nosso contrato terminar. Depois de muita insistência por parte da Icasaa autorizamos a Cyrella fazer perfurações no solo da nossa empresa, e a equipe deixou entulho e tambores na propriedade sem autorização. Faz 4 meses que estamos pedindo a remoção dos tambores, visto que eles estão acumulando agua de chuva e estão com foco de dengue, colocando em risco a nossa Saúde. Quando é do interesse deles eles são bem rápidos em fazer o que tem que ser feito, e são bem insistentes, mas não não há interesse eles simplesmente ignoram.
Problem was resolved directly with director André.

We rented a property from Icasaa and they started a sale negotiation with Cyrella before our contract ended. After much insistence on the part of Icasaa, we authorized Cyrella to drill holes in our company's soil, and the team left rubble and drums on the property without authorization. We've been asking for the drums to be removed for 4 months, as they are accumulating rainwater and dengue outbreaks, putting our health at risk. When it is in their interest they are very quick to do what has to be done. , and they are very insistent, but there is no interest they just ignore it.
